We shouldn’t fall for the idea that this is a case of renters vs. landlords; the actual contention is between “renters with good credit” vs. “renters with bad credit”.

Sane rules keep rents reasonable for reasonable people... and higher for deadbeats. It's civilization affirmation...

Yep and hope you don’t rent to an activist. I refuse to rent to attorneys as they would be on the phone with AG Tish James in a heartbeat, who absolutely DESPISES landlors.

I’m guessing - and it’s just a guess - that most illegals will take good care of their ‘hotel rooms’. The “entitled” attitude is usually missing from those escaping third world hellholes. The biggest danger would come from some illegals deciding a room for 3 people can actually accommodate 20 people.

How long does it take in NY to evict a person for non payment of rent? Three years? Four?
I know two people with rentals and it took three years to evict one and five years for the other.
Covid outbreak was right in the middle of all this, nevertheless ...

P.S. for those of you that dont’ know, they’ve already outlawed screening based on evictions (sealed these records) and now are getting ready to outlaw screening based on criminal activity.

Question: If the landlord unknowingly rents to a predatory criminal, will he be liable for not properly screening his tenants? Seems like they're setting up a major Catch 22.

but of course the LL will be held liable. that way he can be permanently put out of business. They have a similar system in place since the 90’s in Rochester NY called “the point system.”

I had to read through the comments in order to find the name of the Democrat in the NY State Assembly, who I assume is the one making this proposal. Her name is Michaelle C. Solages, representing the 22nd district which includes portions of the town of Hempstead in Nassau County on Long Island. She has been in the State Assembly since she was elected in 2012. She was 27 at the time. She is now 37. Her brother is a member of the Nassau County Legislature, and is running for Congress:
