From what I heard one just has to show up at the right office and everything is automatically set up. Sign this, check this box, etc. Bring along a relative or friend already in the know to have nearby to help.
Interesting you say that...I’ve seen some very recent articles saying that the market is starting to cool (slightly more inventory of homes coming on the market than last few months, perhaps).

Way back when I worked as an eligibility worker in our county welfare office. When I first started I was amazed that the ‘clients’, that’s what we were told to call them, knew as much or more about the system as the workers.

That chart/graph at top of this page shows something I noticed on close analysis of a property that an acquaintance just sold. While the property I reference increased almost 100% since 2009 purchase, it still sold for less in 2021 than it did in 2006.
(Of course, Bush and Company made sure the banks and banksters made even more money off the housing collapse than they would have made if the collapse never happened.
Lesson: Crime pays if you are a certain type of criminal.)
