I dont think adverse possession would ever apply in a case where theres a lease.
No, they would lose, but it would tie it up in federal court for five years.

*Consist of of actual possesion with intent to hold solely for possessor to exclusion to others and is denoted by exercise of acts of domain over land including making ordinary use and taking of ordinary profits of which land is susceptible in its present state.
