Can a 14 year old enter into a legally binding contract to rent real estate??
Not in this country absent a long involved process called "emancipation" which requires convincing a judge that the 14 year-old is astronomically competent while the parents are awful. Plus that it be in the 14 year-old's best interests, which is really difficult at 14. It happens much more frequently at ages 16-17.

Here the renter has serious legal liability problems for negligence, particularly if anyone is injured or killed

I was just wondering what kind of questions a judge might pose to a 14-year-old to determine if she is "astronomically" competent...

"Name the four Galilean satellites!"

Explain the Kant-LaPlace Nebular Hypothesis!"

"What is the Kuiper Belt?"
