A few things.
All the things you listed are public use except the pipeline (unless it was a public pipeline, like water). They are not the same. I know people (including myself) that have large energy pipelines on their property (different pipelines not just neighbors) and non of them were forced to accept the pipeline on their property through eminent domain. All involved easements and leases that were voluntary.
With Kelo, they can take your house for “fair market value” instead of whatever it takes to get you to sell it. So your seven times is out the window now.
Last, there are people who’ve lived on their property over many generations and don’t want to sell for any price. No private entity should be able to override a persons right to their property.

Hey - the States stole all of our "real property" over the last 50 years.
The only place you can have real property and not pay rent to the government is Alaska.
I would be against that. because moving from one house to another is not cheap and requires lot of work to pack and unpack.
But I would gladly go along with confiscating any house if the owner was paid AT LEAST 35% over and above market value of an average house.
