I owned two farms over some years. I sold both for a great profit on each, but that was in the 90s.
Today, I would not invest in ANYTHING in the US.
Land is the best investment only in a free and stable society. America is in danger of loosing both.
The best investment now is in being able and ready to flee before SHTF.

It looks like the EPA is extending its regulatory tyranny over land by way of extending its authority over puddles etc.
Your warnings are well taken, it is impossible to flee with your real estate in your suitcase.
