We’ve had it happen here. Hopefully, the landlord will get someone out there this evening. It’s not unusual for someone to have an emergency situation, so they’re accustomed to it.

Hubby was afraid it would fail at 4am some night when it was 0 degrees out. He told me “Guess who I’m calling”. I laughed.
I guess if it was doomed to fail, this isn’t the worst night for it, as long as it gets fixed. Then you won’t have to worry about it for the rest of the winter.
