Help for SF renters could be on the way
SFGate: City Insider ^ | 3/3/9 | Marisa Lagos

Supervisor Chris Daly plans to introduce a series of new laws that's intended to help renters during these tough economic times -- a proposal that is likely to anger landlords.

The proposals include the suspension of any rent increases that would cause a tenant's rent to exceed one-third of their income; expansion of the rights of tenants who want to add roommates to help pay their rent; and limiting the amount of "banked" rent increases -- where annual rent increases allowed under city laws are saved up and then imposed at one time -- to 8 percent.

LOL! Yes, that was tried in soviet Europe. - didn’t work there either.

Amazing. The city becomes the landlord without any liability or stake. They tax you for your building and then will tell you how to run your business.

Leases are worthless.

I remember when I was a weeone, that when my dad worked at a place that did not pay squat, he moved us to somewhere that did. You go where the jobs and opportunities are. When did people become this worthless!

Basically the city has “nationalized” rental units.

They can move to a cheaper apartment and live within their means.

Like rent controls in NYC. So, people will get deadbeats to sign the lease, and then sublet for whatever they want. Under the table, don’tcha know.

Yeah, rent control always works out so nicely!

I had an opportunity to take a job in San Fran about 30 days ago..I told the recruiter, “NO”..he called me every day asking if I’d changed my mind..I told him, literally, “What part of “I don’t want anything to do with San Francisco OR California in general don’t you understand?””

They quit calling..

Cheaper than what?

You mean that someone can not find an apartment cheaper than the one they're living in now? Everyone is renting the cheapest they can find?

What’s interesting about these liberal policies is how many times the policy benefits those who “have” against those who don’t. Policies such as rent control, mortgage bailouts and so forth are great for people already renting or who are already mortgagors, but it has the effect of constricting the market for future renters or home buyers. It’s as if liberals want to somehow freeze the world as it is right now: no more apartments, no more rent increases, no more new homes, no more cars, no more power plants, no more roads, no more kids, no more changes in the climate, no more domesticated animals, no more lumber products, no more anything. It’s the quintessential “Stop the world” except they don’t want to get off, they want to stay on as they are as long as possible. Frankly, it smacks of a deep fear of change, decay or death and irrational attempts to forestall them.

Take the unit off the rental market and occupy it as an owner. Sell it or put it back on the market at a reasonable market rate. Don't rent to people with bad credit or income that isn't at least 3 times your asking price...sustained over a least a year.

The limit of maximum rent of 1/3 of income goes to ZERO if the tenant is unemployed.

I mean that, from what I understand, housing prices in SF are astronomical, and there are a lot of people there that shouldn’t be able to afford it, but they squat on the streets or get checks from the city.

Rent control, what a grand idea! In the history of the world, it has never worked, but, hey, maybe this time it will.
