No news here. Whites have been a minority in the city since the early 1980s. The increased cost of housing in the city is sending many immigrants and "people of color" into the suburbs and exurbs, which is why places like Middletown and Goshen in exurban Orange County have rapidly growing black and hispanic populations. You also have many affluent East and South Asians moving to Westchester and Nassau County.
The major trend is the fact that the NY area is increasingly inhabited by affluent whites, and immigrants of various economic levels. The folks that are leaving tend to be blue collar and low-level white collar whites, who simply can't afford to live in the tri-state area, and don't want to live two families to a house.
In terms of real estate values, NY will remain, like California, out of the reach of many people. As a result, the only folks who can live there will be those who have "made it" and those strivers (largely immigrants) who don't mind living several families to a small house.

Ok , here is what I don't get . You cant by/rent a shack in the NY Metro area for less than a FOURTUNE ! So , all these minorities must have mucho $$$$$$..True ,there are tons of forner minorities here but there are also thousands of million dollar condos in the 10 square miles around NYC as well. Plenty of rich Asians in north NJ still can't account for the massive amounts of million dollar homes. These immigrants cant aford all these places. Something dosen't jive here.
