There are a number of people on this forum - and they'll be along any minute - who don't want to hear about this stuff at all. They think we in Southern California are delusional when we tell what a 3rd world c***hole this place is becoming.
Fortunately, they are far outnumbered by the rational members who know and understand the reality.

But they have an ace in the hole - the entire Federal government.

This has been happening forever. You either move or take your chances. Neighborhoods -- sometimes entire cities and regions -- rise and fall. Sometimes these areas become "self cleaning ovens" and sometimes they just fester for decades.

I have e-mail to keep in touch with friends who still remain in CA. Some of them are teetering on the threshold of moving out as well. Hopefully they won't be trapped by a glut of expensive real estate. The Fed bumped the rates up again today. That's significant to monthly payments with the astronomical prices of real estate in CA.
