I am not allowed to evict a tenant for having a party.

Is it possible in MD to have your rental/lease agreements prohibit "disturbances" or other criminal activity? I think you could lawfully evict or refuse to renew the lease under a lease violation. Or does it go beyond that?

I would have to take them to court and have the courts allow the eviction then have the Sheriff evict them. About a 6 month, or more, process. Then, if the temperature is below something like 40 degrees and on and on, the eviction will be postponed for another month (until it can be rescheduled).

I'm sure evicting for "disturbance" or similar is possible. Just not likely in a liberal county. Only the landlord gets the wrath of the govt.
