Come on! Come in! -if you would like to have some seedcakes and a pint and relax a while. (If it is a special occasion, we still have a few bottles of the old wineyards left!)

Our first thread ( New Zealander builds Hobbit hole ) reached 4,100 posts, and we thought that was big. Our second thread (The New Hobbit Hole ) held us for over 48,000 posts, and we loved it dearly. We talked about moving to a new thread for the last 38,000 posts, but we are really slow to muster! Finally, the time has come. Tomorrow (at 12:01 am, to be precise!) The Two Towers comes out, and we start a new chapter.

Dwarves wouldn't be sneaky about it and I doubt that a skivvieless Gondorian could get away with an SBD.

Hair, what he was doing to you... misunderstanding and mispresenting what you were saying is what the anti-semites do on the Israel threads. You can't talk to them or reason with them because they are unreasonable.

Rosie, he was way out of line with his deleted comment. That one almost got me to post, but why bother, he is too buy congratulating himself on his brillance. He doesn't realize that he has been revealed as a jerk.

Finally, my mom breeds dogs (I don't think she is an exploiter at all) and has two. A golden and a mini-dauschand. (sp?)

Across the street, the neighbors have a pit bull. It got out and came across the street and bit right through Hubbell's (the golden) leg. The pit bull wasn't prevoked. Hubbell was in his yard.

What you are saying is right.

But the guy has issues... He needs to visit a shrink not post on Free Republic.

Ahhh, now that's one that I would definitely love to bring home with me! She looks like a fine partner!!! I think if I was to get my fence around here that's the look of what I might start checking the pound for. I know, I know, yours probably isn't a pound puppie. But, there's goodies like that to be found there all the time.

This is my 3rd house. Oddly enough, with the first 2 there were no mortgages. Just blessed I'm sure but there was money to pay cash and neither of them were over $20,000. So, this is my third house but first mortgage. Loan officers see that you're on your 3rd house and your 45 years old and they think you know the ropes. DAH! Not me. I mean, I'm a whiz at math but I'm having hell figuring out how they're applying it.

So, my interest rate is 7.5%. A friend in ministry also works in Dallas in appraisals. He says REFINANCE! Okay.

So, I've got 3 options so far. And it just seems pretty dumb to me because all 3 times I actually end up refinancing for more than the original loan was for because I don't have closeing costs etc in my savings now.

But, then, I found this other company that is advertising a great rate with much lower closing costs. They emailed me. I am leary of just calling somebody without an office that I can see --- and maybe yell at and strangle if need be.

Then, there's this conventional vs. FHA thing. The loan now is FHA. I can refinance either way. I'm lost.

Help me! This is a part of the leftover choosing of the path in Moria from Sunday.
