If they can not, they will be thrown out. Seems like a made up problem.

Apparently you’ve never been a landlord! When they stop paying rent it takes a minimum of 3 months to get them out. And you have to pray that they don’t destroy your property.

3 months is rather optimistic from what I’ve been told by those in the business.

Add to that:
Legal costs (non recoverable)
Property damage cost (non recoverable and often VERY extensive)
Lost rental income (non recoverable)
