Apparently you’ve never been a landlord! When they stop paying rent it takes a minimum of 3 months to get them out. And you have to pray that they don’t destroy your property.

SOONER OR LATER—SPECIAL”SQUATTER REMOVAL” COMPANIES ARE GOING TO SHOW UP & BE VERY BUSY.
FRIEND HAD A PAIR OF RENTERS PAY RENT CORRECTLY FOR SOME YEARS.....THEN NOTHING.
THEY DECLARED THEY WERE GOING TO STAY-—AND NOT PAY.
SHE GOT IN TOUCH WITH A HELL’S ANGEL SHE KNEW-—
GAVE HIM A $100 BILL.
TOLD HIM TO SOLVE IT.
THEY WERE OUT IN UNDER 6 HOURS.
SHE NEVER ASKED HIM HOW......

3 months is rather optimistic from what I’ve been told by those in the business.
Add to that:
Legal costs (non recoverable)
Property damage cost (non recoverable and often VERY extensive)
Lost rental income (non recoverable)
