My sister and BIL live in but DC ‘burbs between Baltimore, DC, and Annapolis. They are putting their house on the market in a week. The market so far remains very healthy with sales typically 10% over asking and Days On Market less than 15. I told her she picked a good time to get out. They are moving to a new retirement community in Pennsylvania north of Lancaster. She is SO GLAD to be getting out of the ultra insane liberal MD.

DC suburbs has been very hot in recent years, people thought the one industry that will always grow fast is government work.

Guys, if I had still been there in DC and owned a house, I would have put it on the market when Trump won in November. They attacked him so relentlessly that only the blind couldn’t have seen this coming.

Yeah, I noticed the “coming soon” listings. I truly believe they are a little bit late. I really think the wall is already here. Would any of you buy in DC suburbs right now or would you wait a few weeks and watch what happens?

I've said for weeks now (and I'm not the only one) that DC home prices shall be an inverse proxy for gauging the success of the DOGE effort.

Nowhere near enough. I said from the start, my goal was to fire SO many bureaucrats that it tanks the DC Real Estate market.

We’re nowhere close yet.

Look closely at the “condo” units for sale. They might seem affordable until you see the monthly HOA fees.

I pulled up a few places near where I used to live and the monthly fees are 1,500 and up. This is on top of the unit price.

And...many of these places do not have parking. It’s street parking only which is a first come first serve thing. You can get a permit to park on some streets, but it’s still a nightmare. I would see cars nearly touching front and rear bumpers all over.

The spring real estate market begins in mid February in DC. Ive looked at prices as over the last few years, and they froze and fell a small amount when interest rates spiked. Friends in the industry say they still have a backlog of buyers who cant find anything to buy,because of inventory and sticker shock. The DC area while affected by downturns, is unusually resilient because of the influx of new employees every two years because of congressional elections.
