Between this, the "Good Cause" eviction laws, the 2019 HSTPA and the pending "rent arrears forgiveness" bill, this serves the Marxist agenda by eliminating private property rights. Red areas USED to laugh at this stuff thinking they were immune but little by little, coming to a once RED area near you. Several landlord forums I belong to that are nationwide have posters in once "landlord friendly" areas shocked that this type of rot is being introduced into what was once a sane city/state.

best bet for landlords is SELL NOW! and don’t look back longingly to that “sure-fire” monthly income you got used to because it’s going to become a “once upon a time” fairytale that owning rental property is a great idea. well...it was. once upon a time.

Does this winter moratorium extend to homeowners who stop paying their mortgages and property taxes? To tenants of landlords who stop paying their mortgages and property taxes? How does this law affect foreclosures in New York State?

I would NOT want to be a landlord in any state these days. To quote Adrian Rogers*,
You cannot legislate the poor into prosperity by legislating the wealthy out of prosperity. What one person receives without working for another person must work for without receiving. The government cannot give to anybody anything that the government does not first take from somebody else.

Tenants will simply not pay in the winter ever again. So lucky I got to work and retire just before the dismantling of America.

Formerly red (now purple) Arizona is one of them: Rent control in Arizona? Laws that would limit rent increases.

First thing I learned on mommy’s knee, Real Estate 101: avoid residential tenants like the plague they are.

What does it take to convince people that renting residential is Russian Roulette? Sooner or later your luck runs out, usually on the month you need that rent money the most.

The law is not on your side, and deadbeat tenants know it. Trusting to luck, law and tenants is reckless and stupid.

If it’s a small (single or 2-fam) place, SELL it to them before they ruin you. Then you get all the deposit you can squeeze out of them, and they forfeit it if they don’t make the payments. All the repairs are on them. They don’t get title until they’ve paid in full. That way, every month that goes by, they have more money sunk in the place and less incentive to shaft you. It’s anti Russian Roulette, your luck improves each month.

Been doing that for 10 years and never had a problem with anyone.
