Plenty of foreigners still want US real estate, and that's what keeps prices out of reach for the average American.

Most home sales in the US now are with Institutional buyers who are then renting them out. The homes will not disappear, and they will still be lived in, but the occupant will have no equity.

And older folks with a little bit of cash looking for rental properties... Plenty of those along with Hsu’s, Patel’s and Garcia’s buying houses these days.

Not if you're in Upstate. Or Cleveland. How about Detroit. Sure we have a lot of immigrants/illegals moving in but they hate the Rust Belt.
