I heard on Coast to Coast am that people get mad at the house seller who neglected to tell them the house was haunted.
One caller said most documentation for the house sale include disclosure of ghosts before signing. Is that true?
Does anybody know about this?

I heard earlier there is at least one website for Who Died Here which lists any place where someone died. NOT if it is haunted. “Psychological impact” statement.

Apparently state by state rules vary:
Do you have to disclose if a house is haunted in Texas?
So check with your state first to see if you need to say if your house is haunted or not. In case you’re wondering... Texas is NOT one of those states. However, other states will require you disclose that there is a “psychological impact” on the house.

only California requires realtors to mention any recent death on a property, while states like South Dakota and Alaska require realtors to mention any violent deaths on the property. Most states don’t require realtors to mention previous property deaths at all—but they aren’t allowed to lie or cover up the home’s history if you ask about it.[2]
“Has anyone died on the property recently?” or “Are there any deaths associated with the property?” are good questions to ask.

Stigmatized Property Disclosure Law. Ohio (not sure about other states) law requires disclosure of a suicide, natural causes in some circumstances, murder, illegal drug activity, or reputation of the house being “haunted”. All of these could possibly impact market value.

I had a listing that was owned by a widow whose husband committed suicide. It was a high end property. They were in massive debt, he finished his morning run, went to the back yard and shot himself. Before I could list the property I needed a ruling from the board of realtors if I had to disclose as stigmatized. I did not have to disclose because he did it outside of the house. The poor lady was able to sell it without devaluing the property.

Given there’s no such things as ghosts, that would be a bad law.
