That's why I asked my questions. If it is a unique house with no reasonable comps then appraisal can become a crap shoot. If it is similar, but in the interim a neighbor's house went for a half million more then you have a newer comp to set the price. If nothing else sold and it is a common house, then the appraisal difference might be racism or something else entirely.

When I was selling a house, it got into a three way bidding battle and sold for about 10% over the comps and asking price so it will drive up comps in the area.

I agree with you. This woman though gave an assessment with the black couple and then reassessed the house weeks later with a white couple. I think she forgot she assessed it in that little time or she knew what she was doing. I doubt you’d do this.
