My guess is the guy is an incel, coupled with psychotic thoughts he developed during his research and it all finally broke loose.

He entered the house on the second floor and killed the guy and the gal out of spite because they were sexually active, then proceeded upstairs to kill the 2 girls for spurning him and men like him.

Just like the psychologically screwed up are most likely to become psyche majors, the criminally inclined are most curious to study and understand the criminal mind.

SOCIOPATH! The sociopath sees the world through their personal values; thinks everyone sees the world just like they do; they are considered to be without a conscience. There is no moral component to their thinking. Such is evident in his posting of his study parameters; there is zero moral judgment apparent. By some little understood phenomenon our society has become riddled with sociopaths. It is less of an issue than it should be!
