If this part of SE TN could work…. Take a look in the areas running off SH360 between Tellico Plains and Acorn.

By driving over the mountain then along the Tellico River, that's about 1.5 hours from me. It's about the same time driving the highways but where's the fun in that!

If the market crashes, you’ll be selling the house for market value if you can find a buyer. When you sell it for the market value, at the time, you will be able to buy a place where you plan to retire for par, we will say. No gains and no losses.

However, if the market is going to crash and you sell the house right now, you’ll have more than the market value of the house at the time you go to buy a new house.

If you sold your house and moved in a condo, it will be less of a loss when you sell the condo to move.

You’ll have a surplus in the bank in the end.

It will likely end up being rural New Hampshire for me.

Since you are a fellow conservative I won't try to dissuade you with stories of mosquitos that you need a shotgun to deal with, or freezing cold icy days. New Hampshire is a great state with most of the state full of people with a reasonable political outlook. Certain cities have a more liberal orientation, particularly if colleges and college students are a part of the city.

It is important to note that New Hampshire is not 100% income tax free like some other states, and property taxes can be shockingly high. For retirees the NH 5% income tax on interest and dividends is a burden. So is a similar tax on some kinds of self employment income that might be a part of your retirement income mix.

The biggest challenge is property taxes. Look very carefully at the tax rates in every town. They vary tremendously. Usually the low rates are in towns that have either waterfront mansions, or industry, or something else whose owners subsidize everyone else's tax rate (like a shopping mall, etc.)

You are correct about rural living. You won't get bored with nature all around you and the stars at night.

That's who you call when there is an alligator in the living room who just broke through the wall and dislodged the hornets nest. You'd take care of it yourself, but a python has got you around the leg and your machete is out of reach.

When you get him on the phone, or just by hollering, he'll show up and say, hold my beer, and take care of the problems. If he doesn't seem to speak English just say "Gracias senor".

Live coastal ... go to the MS Coast. Retirement friendly, low cost real estate, nice weather and lots of entertainment options.

Uhmm, politically red as in republican and conservative. Basically shows what states a conservative might want to move to if they’re moving. Especially if they already come from a red state.

We drove through Tellico Plains the other day, on our way to Madisonville (Benton Ham Co.). It was cute, but it wasn’t our place. Reliance was too far away from “civilization”, too.. It’s there, but would be too long a drive for church every week. We found one in Cleveland that we think we could call home eventually. I don’t know where Acorn is, but I will look for it. We think (hope) this will be a few years long process. We aren’t ready to move yet, but we are investigating possible areas.

For us, the Lord has to approve this move. He has been our guide on major moves throughout our lives. If He says stay for now, or move, we are mindful of His direction. It has always worked out for us when we’ve paid attention to the signs He gives us.

I lived in Memphis briefly. Don’t need to ever go back. And my first college was in Henderson. Which meant I spent some time in Jackson. Ditto.

Yep…. Tellico Plains the town is not much at all. Acorn then Madisonville are much better. Madisonville IIRC is about 15 minutes from the interstate then 20 more minutes to larger towns heading Knoxville direction.

I hope you find your perfect spot and it's great that you have time to explore areas that can tick your boxes. Yep….

For me, it's a mountain cabin 15 minutes from town. The forest starts 50ft from where I'm sitting right now. That said…. If I could talk my son and his family to relocate from Georgia, I'd try to herd the family to northern New Mexico, west Colorado or west Wyoming. Too crowded back east! Lol…

62? Sheez you are still young.
Anyway My parents moved away, but my In laws are still nearby. My Dad passed away 2 years ago and my Mom had a massive stroke. Dealing with their stuff long distance is a PIA.
It has been much easier dealing with my In laws issues.
Your kids can’t make you do anything if you don’t want them to.
I like my neighbors and friends here even though most would call it a hotbed of leftism.
I do not plan to move, this is home.

Like all “data points,” a lot can change with our Open Borders and Lawless Federal Govt. Here is a map of the 2020 Presidential Election results by County. I’d also look long and hard at where the reddest counties are located. Florida is a Red State but if you move to a southern urban county or Tallahassee in the Panhandle or GAinesville in the heart of rural north Florida, you are in for some deep Blue doodoo.
