I had 4 rental units for 20 years. No big problems, made a lot of money and sold it for a big profit. I never had to evict anyone. Had one overstay about 3 weeks.

I had it built (modular) so it was new when I started. It closed 2 weeks after the lockdowns started last year. The timing worked out perfectly but the new guy hasn’t had any problems either. It’s in a very small town.

It’s all about how and who you pick as tenants.

The best way is to live in the duplex or triplex. At least one of your renters should be ok.

Many states have a little known law that if you live in the duplex or triplex, you can discriminate as much as you want. makes sense if you think about it.

There are exceptions and probably a lot of them or so many people would not think it is a good idea. It just isn’t for me.
