West Virginia, except the part nearest Washington DC. Once a blue state, now turning red. Not much skiing. Poor medical facilities unless you're near Morgantown. If you've got money look around Marlinton. Now a Constitutional Carry state!
Southeast Ohio. ("Western West Virgina") In the coulee country near the river I have NO mosquitoes,(or black flies or deer flies), fertile land, (old farms fairly cheap), moderate climate, negligible snow, decent people. Also once blue but turning red. Taxes very moderate. Bag limit on deer is six; you can hunt your own land without a license. Wild turkeys, too. Locate near Athens, (home of the University of Ohio), if you want bookstores and fancier food. No skiing at all. I don't miss it. Kentucky. Wish I'd looked harder there before selecting my retirement BOL. Eastern part very poor, lots of coal mine pollution to avoid. Central part is almost Eden. Firearms laws quite permissive. No skiing at all.
Berkeley Springs/Morgan county.
Just across the river.
Skiing, good hospitals within easy driving distance.
Even Cross Junction VA area, 20 miles south of BS, WV.

WV went 69% GOP to 30% Dem in 2020. Every county was Red. Love the Constitutional Carry part.
Have thought about moving there from NC. I think others are thinking the same thing because houses seem to be selling at a good clip...and this is the worst part of the season for real estate in general! (Thanksgiving - Christmas)
