A thing is worth what another will pay for it.
That particular area is dense. Maybe it’s sparse somewhere else, but that’s the point: it’s somewhere else, it’s not THERE.

It’s not greed. Its market pricing, supply and demand. If that’s what someone wants, and is willing to pay the price, that’s fair.

Free market at work; if people were not willing to pay these rents, the rents would go down. This can only be solved by increasing the amount of rental housing stock available so there is increased competition for the rental dollars. It is a problem the govt can easily solve by creating an attractive business environment which makes it easy for developers to build more housing. There actually is no shortage of land or raw materials in this country. There is no reason for this evil. The fault lies entirely of the anti-business anti-building policies of the leftists who control the govt of California and other states where the cost of housing is outrageous and homelessness abounds.

True. And a natural result of out of control county property taxes voted in by those same idiots. When an owner has to pay $400-$800, a month, just in taxes, rents have to reflect that. Add in mortgage, liability insurance, wear and tear and street utilities and garbage and the profit margin gets pretty narrow on a $1600/mo rental. Around our unincorporated area we pay taxes ranging from $400-$700/mo for the privilege of living in the county. So rentals have to be two to three times that to cover costs and show any profit at all. The road to cheaper housing starts with major restructuring and downsizing the budget of the county govts to get property taxes back to more realistic levels.

Husband and I stayed in one somewhat bigger than this (probably 400sq ft) when we stayed in an Airbnb while out in SD up in University Heights. That little segment I saw (neighbors included) were Conservatives (and talked with the actual owner who rented out the mother-in-law cottage for AirBnB) and was a vet, raising 3 kids, in SD because of the Naval Hospital. (3 kids under 5 is a yeah I get it.)

We enjoyed staying in the area and compared to some we drove through during daylight hours, it's quite nice by comparison. The rental price was also $50/night less than a hotel room way out by San Diego State (for a conference downtown)

We'd do it again (at that cottage) to visit and I'd do that if we were going to live in SD.

Note: It was an original structure that had been renovated but the actual door was original - and looked to be from 1920, at the latest. The neighborhood felt like staying at my Great-Grandmother's house way back when.
