Thank you for the input. Looks like Amarillo and Lubbock are off the list. The Wife is okay with a couple inches that Reno gets that melts fast, but not more. She freezes in heavy snow and I melt in the heat of So. AZ. Some have told me that the suburbs of Dallas are nice, but still concerned with the mosquitoes and bugs. Any further ideas, since I have always loved the Texan mentality?

I have always thought it a shame that Texas didn't keep their hard fought independent Country and later joined the US Union with all the Fedgov crap that now goes with it. With your resources and independent mindset, you Texans could have been a world-class Nation. Probably the politicos of the time thought it best to join the US.

I don't know your Texan history after Alamo and San Jacinto. However, I do have some idea what led up to those and other battles, like Velasco, San Antonio, and Goliad. It was very similar to the Revolutionary War. It was about land, tariffs (taxes), a tyrant, and Anglos immigrating into Mexican territory. So what else is new in history? Oops, forgot religion.

I have a World map just above my desk and drew that line. That puts us in southeast Texas hurricanes, Tornado Alley, not to mention the bone numbing cold of the northern states. That's why we prefer West of the Rockies which is way west of your line. Thanks for your input.

The Dallas Ft Worth area are also nice. We visit friends, in Ft Worth, and love the smaller size (compared to Dallas) and the nice shops, restaurants, theater, etc....lots to do, there.

And, it’s only a an hour + drive to Waco. Another fun/nice area.

The bugs/mosquitoes are nothing, compared to Houston/SE TX area :-)

The Hill Country is my fave area...so many outdoor things to do, most all of the shopping and dining options you’d like, and...beautiful, rolling vistas.

You’d like our Gov Abbott....he likes to brag about running an economy that’s bigger than Russia’s :-)

I wish there were a way to overcome the lib votes in Austin/N of Austin...maybe you could move there....and, recruit more conservatives to join you!

Maybe we conservatives could convene and overtake the libs in NM....so many beautiful places, and wonderful climate, there.

Beware California land title. Don’t use First American for title. I know of a case where a trial judge and 3 appellate justices all stated that ‘illegal acts are not wrongful’ in legal decisions. Three was an element of probate on a judgment lien that came up in title search that was over 10 years old for a deceased, intestate, insolvent party. So judgment was not extended and became uncollectible, subject to statute of limitations. But the title company contacted the atty who filed the lien, even though his client was dead. The Seller tried to have the title company remove the liens from the title report, but the title company told him to either pay the atty the uncollectible lien or they wouldn’t close. So the Seller signed the escrow instructions to pay the atty to close (before a foreclosure auction could take place). The atty told the title company he didn’t have probate authorization to release the liens, but had already had docs prepared and mailed them to title company. When the Seller demanded copies of documents showing the atty’s probate authority, the atty told the title company he didn’t have it. The title company used the atty’s documents to release the liens without informing Buyer of the issue. State laws cited to the courts state that title documents presented with insufficient authority to do so are legal nullities. But the appellate court sided with the trial court that felony false filing wasn’t a ‘wrongful’ act, without citation to statute or case law. Unpublished opinion, so the illegality is hidden from public.

We did that a few years back.

Left CA and bought a better place on a much bigger lot in Reno, for 1/4th the sale price of the CA home.

We have everything here, it’s all quality and close, and the people are helpful, and friendly. And no CA nightmare traffic.

Best move we ever made.

I wish you and the spouse well in this phase of your lives. I remember as a kid thinking California was the Greatest Place on Earth.

Now look at it, and the mess and suffering caused by leftists and immigrants. I regret people like you have to uproot because of their mental illness

After reading some of your comments, I don't know if you're retired Navy or not.
But I understand you want to be west of the Gulf of Mexico.

I'm retired military and I can tell you that after seeing and using several facilities, the Army BX and Commissary at Sam Houston in San Antonio is one of the best.
After that you'd have to go further east to get some really good services.
I suggest you reconsider going further east, due to cost of living and keeping more of your money.
After Ft Sam Houston, I'd suggest the pan handle of FL around Pensacola and Ft Walton Beach.
Eglin AFB commissary and BX is one of the best in the U.S., and Navarre Fl is about as cheap as you can get.
Consider Lower Alabama (L.A.) and driving a few miles to use those facilities.
I don't know if you still work or not, and I don't know what you're looking for as far as the surrounding area you want to live in.
The Smoky Mountains are great and much more beautiful than the mountains out west.
If you want large city life and the living expenses that come with it, then somewhere northeast of San Antonio, or somewhere northwest of Atlanta is where I'd look, and I'd look at least 80 to 100 miles away from the downtown areas.
But the beach on Okaloosa Island is great, and because Eglin AFB owns the land and won't sell it because of runway clear zones, it's open to the public and is about 9 miles long.
It has the Gulf of Mexico on one side and Choctawatchee Bay on the back side is really a great place to go, if you like the beach, and the water is clear and has an Emerald Green tint to it.
Look up Destin Fl on the internet and then check it out on a mapquest map to see how much beach is there.
Eglin AFB is on the north side of the bay.

Check out www.city-data.com. It has so much information.

Before we moved from SoCal to Eastern Tennessee (Knoxville area), we combed that site for months.

You said you’re looking for a western state. If you were open to any state, we love Tennessee. I’ve heard that if you’re conservative it’s best to avoid central (Nashville) and western (Memphis).
