Something does not pass the smell test here. Could Jim Sanders be a huckster wanting to get investors and then leaving them high and dry?

The notion of a find that large is the quintessential “American dream.” OTOH, as you say, the government and enviro-weenies will turn his dream a nightmare. Not to mention the money necessary to scale the permit hurdles.

Yeah. I see a perfect con about to unfold. The mark(s) will do all the work (sell themselves) and pay dearly for it.
