That is exactly what happened in VA or WV a few years ago. Some large corporate types funded the Nature Conservancy when the bought up a bunch farm and forest land. TNC then sold some of the prime parcels back to the corporate sponsors for pennies on the dollar of what it would have cost on the open market, and had the feds designate the rest as conservation easements. The corporate sponsors then built huge vacation lodges in the center of 1000’s of acres of primo hilltop woodlands complete with fishing streams surrounded by federal forest land that can never be developed, ie. private, secluded hunting and fishing estates accessible only by helicopter. I think the total land locked up was in the 2-300,000 acre range and bordered on existing federal forest. A sweet deal if you can get it.
