Check out Williamson county, Tennessee, just south of Nashville. You can get a whopper of a house for 400k, the schools are great and you have all the advantages of living in the south... nice people, polite kids, winter is only a month long, good conservative values.

We came here for the music business, but have decided if we need to sell shoes and belts to stay, we will. (and we have been here for 20 years)

I lived in Charleston, SC for about 6 years till I was about 14. We lived on an island with big open back yards between houses. And I remember some of the southern hospitality. That it sorely missing here in So CA. My wife yearns for friendlier neighborhoods too. Can that still be found?
