We are in a rural water district and they just don't have the pump capacity for any more taps. And we've been told it will be years before they can afford to put in more/bigger pumps.

If you can find someone who will sell you a tap, they're going for $2500 up.

The people that owned the land next to us had signed a contract to build a $250,000 log cabin, after I went over and told them (when they were measuring the pad site), that they better check about the water, I've never seen them again and that was 2 years ago. I don't know what happened to them...

Several people out here have built there homes before they found out they couldn't get a tap. We have several of them that have big water tanks on trailers and come to a fire hydrant up our road and fill them several times a week....nothing else they can do, other then have it delivered.

Oh, and no one has ever been able to sink a successful well out here. We are up on a "mountain" after all that is solid sandstone rock.

You can't dig wells? Is the water too deep, or too rocky to dig in, or what?

I'm out of my element talking about no access to water, here, most rural places are on wells, and water is only a few feet down.

A funny/sad thing about one of the people that are hauling water from the hydrant is one time when I was out riding I ran into them while they were looking at the land. They stopped me and asked me how long I had lived here, etc...I knew the land they were looking at was not on the water district's region. I asked them what they were going to do about water, they said the guy selling the land said they could sink a well. I explained, but guess what....I've heard they have tried 3 times and spent loads of money trying for a well, they looked into putting in some kind of pond and water treatment system, but it just can't be done....so now they are stuck with a house they can't sell, and having to haul water....

Wow... bad deal.

But on the positive side, it should slow down development in your area for the foreseeable future... Is there talk about upgrading the water system? Is your water expensive to use?

Yep. No matter to what I tie. Learned that the first day of riding 101. Sometimes even a slip can get real tight though so I carry a knife ever since I saw a horse go down and his owner had trouble getting a slip to drop the rope he tripped on. Just in case.

You could put up a sign in your yard warning people because you don't want to see someone hauling water that didn't know.

Oh I was thrilled to hear that. That's why I like telling people before they start building. Once the house is up, they have to do something...For me it is a very positive side:). It also increased the value of the homes out here that DO have water.

The last we heard from the water district, is there is NO money anywhere to upgrade for years and years. I don't think our water bill is any worse then any other places. I think our bill runs around $30 a month (if I don't forget to turn the hose off:).
