Jim, unless you put a lot of "funny stuff" in the offer, they will accept it. If it is full price they must pay the real estate commission if they do NOT accept it & the company could drop them (I did,.. can't waste time on dead beats).... depending on the particular contract they signed. If you asked for a lot of personal property, have a gazillion escape clauses, they might pass. Of course subjects to loan & inspections is NOT funny stuff... I think you said you were prequalified, and the paperwork is often submitted w/offer & so it represents in one respect a "cash offer"
they always have the right to say no.. even with way OVER the asking price.. but again, they are obligated to pay the fee to the listing broker. NOW, if another offer came in before yours, (even by 2 minutes) you might lose, even if it was lower than yours. They can only look at one offer at a time w/o knowing what is in the other (if the agents are playing honest/fair/legal)
keep us posted.
So far we are just having rain.. guess we will be getting the icy stuff later tonight. The rain is heavy & the roads were flooding.. but not slick
