What type of properties are you look at?

Undeveloped rural property. 10-20+ acre wooded parcels within close proximity to a newly-completed highway along a future growth corridor. In the area in which I'm looking, the going rate is around $4,000/acre.

Undeveloped rural property can be worked at so many different angles if it good land and in a good spot. Do research and see whats coming, you can set on it if something big is coming and sell to a developer, or clean it up at the entrances with white fence, gates and sell it off in tracks, you could even develop it yourself.

Growth? In a blue state? If it's anything like home, it's all crazy suburban flight. They keep building more and more shopping centers and such, and traffic gets worse and worse. But the state is supposed to be losing population. They must all be fleeing the real estate taxes near the city and coming out here. That, and I have a theory that the only people making any money are the people filling up the empty space with new Wal Marts.
