Our house sets a little higher and further forward than the neighbors on both sides. They changed the flood zone recently, and it's now 9' to the lowest bathroom drain to the top of the canal. We will still be graded to meet their yards tho.

Our living area will look straight on to the lanai, patio, pool and canal. All that will be sceened in. So in this pic you are looking more south, southwest instead of straight west.
