Just thought I'd throw this out there...Hochul has extended the unconstitutional eviction moratorium for New York through 1/15/22. She also stated that she would be "hiring more case workers to process ERAP funds." Well I work for a county in NY (IT dept) and I asked one of my colleagues who works specifically with the state workers/DSS if in fact they are "hiring more caseworkers to process ERAP applications" as he would be the first to know (creating active directory accounts, etc). He said he doesn't know of any expanded rental assistance caseworker hirings so this is all Lucy and her football for Landlords.

One reason I never bought rental property was my suspicion in government regulators and courts. I did not know exactly how landlords would be boned, but the trend was there...
In general, what power do governors have to do this?
Of course, it can be challenged in the Courts, but the process is the penalty... time and money. And, it would be state by state, although precedents would help speed things after a while.

yes and going up against the gov’t be it local, or federal is a wallet draining experience, especially when the gov’t is using YOUR money toward unlimited legal power on their behalf. Kind of like dads fighting the system in “family” court.

New York City is in bad shape and is currently functioning because of the Biden bucks. Inevitably landlords will not be able to continue maintainence, pay their mortgages, loans or taxes. Not all will go bankrupt but eventually their properties will begin to lose value and deteriorate. A good parameter will be the stories of no heat coming this winter. Also while not being publicized commercial properties are under great stress. During COVID business owners learned that thanks to wonders of the silicon chip, their employees were able to work efficently and profitably from home. Hence no need for big commercial office spaces, leases are not being renewed and those workers, customers to the resteraunts, retail stores and cultural institutions are not coming into the city or spending money there. Combine all that with the usual government mismanagement regarding police, masks and vaccination mandates, the situation only worsens. Without the Democratic Party controlling the Federal purse and willing to subsidize New york City, things will worsen very quickly.
We have a staff of eight people in our building. Five are still allowed to work remotely (two of those are useless/dead wood) and there have been several instances where I couldn't get ahold of either sys admin for a crucial issue. The other three, myself included, are edicted to work five days a week in the office.
I put this to the CIO asking why can't all eight of us be back in the office 5 days a week. Crickets.
Are these funds going to the tenants who don’t have to pay rent? Or directly to the landlords, who are not receiving their rents?
Supposedly they are “throwing LLs a bone” this time. Before tenants didn’t need to prove they had a “Covid Hardship” (TM) Now the eviction can go to court and the tenant will need to prove it.
Also before, any ERAP funds would go to the tenants and of course, they would spend it NOT on rent. Now they can send the payments to the LL as it should be.

If you can’t get rid of them for non-performance then they are better off far away from everyone else.

So little legal effort has been expended to throw these illegal government actions out the door. Only a few attempts have been made here and there.
And how about leaving it up to the tenant to prove their financial situation before an eviction can be stopped. And if they qualify then make the money go to the landlord automatically. If the tenant does not even apply and succeed then the eviction goes on as usual. Those officials controlling places like NY are evil.
Very true. One in particular who is supposedly an air force vet, is a huge Karen who married a welfare queen and makes 75K a year doing excel spreadsheets.

Too funny—lame group emails are usually a strong indicator of dead wood syndrome.
Look for other Dem Governors to follow suit. By the time it reaches courts, they have doled out the money.
The fine print in the rental moratorium is that the RENTERS have to initiate the payments so the landlords can get paid. LANDLORDS can’t initiate it. Money is there for states but renters won’t initiate because they can continue to live for free until whenever.

The hiring typically takes place before the accounts and permissions are created. I doubt that they would pre-populate an AD account.
That said, I have heard of some companies that practice account cloning - taking an existing account with all of its properties, copying it, and changing the name to the newhire. Not a good practice.
