It doesn’t happen quickly. You have to give the tenant notice to pay. They don’t pay. You file for eviction, you wait for court date. 1-2 months later you go to court date. Tenant hasn’t paid. Judge gives tenant 3 months to move out.
Tenant has gotten another 4-5 months for free.
