No one talks about the apartment complexes under construction and the path ahead. I would assume that the majority are upper-class projects, and that crowd to enter into those will have jobs and be reliable renters.
From a business aspect, you might own a 200-apartment complex with 60-percent making their payments on time and be reliable. Come July....the 40-percent of that complex would be getting the eviction notices and be put out on the street.
What I see coming is a wave of folks living out of their cars or in tents for the next year. It’ll be like the 1930s (the hobo era). Curiously, empty apartments will be sitting there with people who are unable to find work or accept work.
All that ‘free’ gov’t money and yet the tenants wouldn’t pay their rent.
All of them should have been booted after the 2nd month of non-payment.
Landlords have already lost over a years worth of rents. They may be able to evict, but they'll likely never collect all that back rent. Banks will be just fine. They'll either get their mortgage money or they'll foreclose. It's the little guy that's going to lose, in this case, those who have one, or maybe a handful of rentals.
Some years ago my tenant was behind for months on rent. I legally had him evicted. Today this is forbidden. Who in the hell will pay my mortgage on investment property? My mortgage was not suspended.
Just one more step toward the elimination of the “middle class” toward “globalism”.
Anyone who put a house up for rent during this plandemic was a complete and utter moron.
Around here — don’t know about other places — about 85% are paying their rent. Of the other 15%, some won’t, some can’t.
I think in most southern and midwestern states....the vast majority are working and paying their rent. Now, if you start talking about NY or Cal, that’s a totally different story.
Homelessness is never a problem under a democrat administration.

Maybe now they'll go out and fill some of those 9 million job openings....
And out the door I went.
My SIL and BIL just got one of their rentals back. Its basically destroyed. Too many people illegally moved in and blew out the septic system. They could not be evicted due to covid until now. Since it took a long time to hook up to the sewer they pooped in the washing machine and corners of rooms. Its so gross! this is suburban Atlanta.
