Once the deadbeats are evicted, landlords will be free to fix up the vandalized units and put them back on the market.
Unless, of course, the landlords decide to go Galt and not be in the landlord business again.
As the 8-million walk out in waves (in July)...they won’t be able to find new apartments to move into. Reviews will be conducted and if you failed to pay for twelve months...no one is stupid enough to allow you back into another apartment.
So all of these empty apartments will be standing there and waiting for people...who don’t exist. If you think about it...there are two cascading effects.
First, there’s the people without funds to pay and just want free housing. Second, there’s apartments there who need working people to occupy and pay the owner, who in return...pays the banks. Neither group will be able to meet on any terms (not in 2021, or any time in the future).

It never ceases to amaze me how many false boogie men people can find and latch onto. It’s like they desperately want everything to fall completely apart.
Yep, they’ll be turned into low income housing. A lot of you will be waking up to your new neighbor - and she gonna have a lot of babies and baby daddies!
I know someone whose tenant was working 65 hours a week and not paying rent. When they were given notice they tried to cut a deal.

Because people won’t have the money to bring their past-due rent and mortgages current. Then they will stall payment and get evicted in 2 to 6 months leading to a sudden glut of houses on the market and apartment vacancies. Are we in for another 2008 - 2009 subprime debacle?
What about the THOUSANDS of apartment buildings being built right this minute, in just about every suburban area, across the country?
What forecasts are they looking at saying there is a demand for these units?

I lost thousands due to this BS.: "Landlords are prohibited from filing new eviction complaints and evicting any tenant during the public health emergency and for 60 days after the end of the emergency. An eviction cannot move forward right now even if a Notice to Vacate is issued."
And the police were not even taking crazy SOBs who verbally threatened their own families and neighbors into custody for fear of violating COVID public health emergency tenant rights.
To be fair, I represent some who have fallen on hard times. I will distinguish between those who are attempting to better themselves and those who seek a free ride. I often contact landlords and work out mutually agreeable move-out dates to avoid court judgments (the judgments don’t help when tenants are looking for new residences). The tenant agrees to turn the premises back in clean and in good shape.

The landlords will be able to evict for nonpayment of rent and that includes a year of back rent.

You misunderstand what will happen if that's your understanding. Try this, instead:
Landords will be able to evict
Banks will be able to foreclose
Shortages will turn into gluts, the bubble will burst, and interest rates will rise squeezing homeowners with variable rate mortgages while they see their equity evaporate. (Unless, of course, the socialists in Washington intervene again).
Looks to be a buyers market in the near term.
