Johnson County (no, not that one) lands $110M Dollar Tree facility (375 jobs in Missouri)

Dollar Tree Inc. will build a new $110 million, 1.2 million-square-foot distribution facility in Johnson County.

Too bad for the Kansas City metro area that it will be in the Johnson County, Mo., city of Warrensburg — not in Johnson County on the Kansas side.

The Missouri Department of Economic Development reported Tuesday that Dollar Tree (Nasdaq: DLTR) will create 375 jobs within three years at the new facility, which will support the retailer’s store network in the Midwest.

Tim Cowden, CEO of the Kansas City Area Development Council, said Dollar Tree was “only considering rural markets within the KC regional footprint and other areas outside of the KC region.”

KCADC was not engaged to help find a site for Dollar Tree, which was “looking for a location that would give them access to a workforce that would fit the profile of a rural work ethic, skill set and salary range,” Cowden added.

Warrensburg is not part of the Kansas City metro area. But Johnson County, Mo., is within the two-state, 18-county Kansas City region where the KCADC provides economic development services. Therefore, KDADC officials "will be congratulating our regional partners (in Warrensburg) today on the news,” said Ashlie Hand, KCADC's vice president of communications.

Headquartered in Chesapeake, Va., Dollar Tree is the largest single-price-point retailer in North America. It operates more than 14,300 stores in 48 states and five Canadian provinces, along with 22 distribution centers.

The new Warrensburg distribution center will generate 150 to 200 inbound/outbound truck trips a day.

“Dollar Tree is a large and growing organization,” Dollar Tree CEO Bob Sasser said in a release. “We have been very impressed with the business-friendly approach that the state of Missouri, Johnson County and the city of Warrensburg have provided. This project demonstrates our commitment to Western Missouri by creating hundreds of jobs in the region. We are proud to become a bigger part of the local community.”

The company expects the distribution center to be operational in May 2018, though the project is contingent on the approval of local incentives.

The new facility will be on Missouri Highway 13 in Brady Commerce Park. Construction is scheduled to begin this month.

A lot of people in Johnson County, Kansas will be happy to NOT get this new facility. It’s already so built up these days. Friends there are trying to buy up land in Miami County to the south to stay ahead of the southern movement of people and make some profit.

How could a Tree Facility possibly cost $110 million? What does a Tree Facility do, anyway?
