Okay, I know where that is...we used to live about 2-3 miles from there. Unless it's changed a whole lot, Chairman, it's a dicey neighborhood. Does it seem to you like the price they are asking is too low for the size or location of the home? I'm not trying to be a "buttinsky", but I used to work at Mayport Naval Station as a temp for a company that was redoing a Navy ship, and I honestly don't remember any "nice" neighborhoods in that area. Lots of bars, biker bars, you-know-what bars, etc. Has Mrs. Chairman gotten a picture of the property? Is it a home or just land?

The "dicey" neighborhood is probably confined to the portion of Mayport Rd north of the road that goes around the base to the ferry landing. There were no such places south of the intersection. That area is populated with a bunch of single family homes, light industry and light commerce. The property in question is very near a country club that fronts on the Atlantic.
There is significant development pressure from Jacksonville Beach, Atlantic Beach, and Neptune Beaches in the area. It was far more busy than the last time I was in the area - which is when I was in college in the early 80s (and, yes, the Mayport Rd. area at that time was much the way you described it as I had to make many a trip to the naval base). There is also some development pressure from the west from Jax proper. It is taking on more and more the appearance of the typical beach community.
