The landlords tack on a big late fee if the rent is paid a couple of days late. Trying to live in central Texas in the summer without a working a/c is a much bigger inconvenience over a few days... I think I should factor in rent reductions for each day without a/c.

Please call and negotiate the no AC reduction - for goodness sake don't just do it.

Any landlord that is that irresponsible, is probably semi-irrational also. imo
