I guy I worked with owns seven houses. He was always trying to convince me into buying a multi family rental house. Stories like this always made me reluctant.
That and LEAD PAINT issues in older houses around here.

You chose wisely. Over the past 40 years the State Laws and Judicial Decisions have been bastardized in favor of the tenant/squatter.
One of my husband’s former coworkers bought a townhome to rent out. A student in TN rented it, paid first, last month and sec deposit and then didn’t pay a penny more. She laughed at him and said she does it all the time, knows the law and he was stuck paying the mortgage until she was evicted. I think it took almost a year as she kept having the case continued. So, he struggled paying two mortgages at once while she lived high on the hog.
I would NEVER be a landlord.
My mother in law just moved to assisted living. We have cameras in her house to alert us if someone enters.
And her neighbors are like bulldogs.
I thrive in real estate but I live my life as if all tenants are on the spectrum between this Heather creature, and that maniac in Pacific Heights.
Never rent to residential. NEVER.
There’s treating something like a rented car, there’s beating someone like a rented mule...What do they have in common?
If it’s not theirs, people don’t respect property.
Furthermore the courts tend to favor the poor oppressed tenant over the exploiter landlord.
Swell, Heather’s now on the hook for $40k, don’t hold your breath. For her that’s simply more justification for her next crime.
