If I was the PI who rented the space, I am implicated in whatever comes to light when it's opened. I would clean it out at once.

Now, what I did with it afterwards? I could destroy it, hide it, sell it to or blackmail people that are in it ...

... but I wouldn't lose control of it by letting it go to auction.
