Just spitballing here (not arguing with you), but do you remember the scene in "Pacific Heights" where the skeevy grifter portrayed by Michael Keaton flashes a wad of $100 bills when "closing the deal" for his rental?
I think it went something like that.
If I recall correctly, the landlord is at least an acquaintance and maybe a "buddy," so there may have been the "understanding" that - well, you know...
