Can you\would you sell the house “as is”? regardless of who is buying it ?
In the US some states require disclosure on “potential” problems - which you’ve already mentioned in your post.
What were your concerns listed in your email that got the offer revised ? and why should it have been revised ?

My wife’s boss is trying to sell her company.
The buyer agreed to certain things, then started niggling during final negotiations.
Turns out, he couldn’t get the financing to meet the sale price, even with part of the sale price deferred for 5 years. The deal fell thru.
Company went back on the block and the same guy came back with assurances that he had the financing. In the mean time, due diligence had to be done again and the company’s sale price was again higher rated.
The guy went thru the same niggling, asked for more on the back end with a performance clause and again couldn’t get the financing.
In both instances, the company had a solid cash offer for less than the sale amount from someone else with a great reputation and decided to risk the sale for a few million more.
Company is again on the sales block and again has gone thru due diligence and again is worth more than the the 2nd sale price.
My wife’s boss supposedly hasn’t had a decent night sleep since all this started - 2019.
Sometimes a reduced price is worth the peace of mind.

The house is in Halifax, Nova Scotia, which can only grow upward since the city is a peninsula and is already as well developed as it can be horizontally. Two houses come down and a 6-8 unit condo goes up. We’re settling for the reduced price with no conditions, which is still 15% above market with nothing at all to do. It will be torn down by the developer.
I’m so happy I’m not going to be spending my spring and summer painting and repairing an old house that has been occupied by 2 men for the last 10 years. My sister said I’ll be shocked when I see it for myself in a few days. I’m guessing it’s because she knows I like my home/property organized and clean and maybe the guys weren’t very good housekeepers?
