Great advice, Snowy. My step-father (SF) wasn’t even cold when a developer contacted me and made an offer over the phone for 25% more than the appraised value. Heirs are saying I should have sold already and SF isn’t even in the ground yet! I’m suspicious of the ridiculous offer and look forward to receiving it in writing and reading all of the hidden conditions. Right now, I’m trying to figure out if I need a real estate lawyer, an estate lawyer or both.
Both wouldn’t hurt. Look for ones that will give you a free consultation.

From all I’ve seen of your posts over the years the heirs need to thank their lucky stars you are in charge. Nothing brings out greed quicker than possible inheritance. I found a lawyer who was excellent in both real estate and estates.
He was expensive, but less than two separate lawyers would have been.
