Prayers up that y'all don't run afoul of any gators, pythons, water moccasins, skeeters, etc. (What's wrong with me? I used to love the outdoors. Maybe it's that bear that's been strolling around my neighborhood.)

We’re up to something like 9 for just today. Apparently there’s some big event tomorrow and people are trying to see the house before the event. And the more showings we have, the more panicked people will be about waiting until Sunday.

A contingency offer is fairly common, hopefully you can just sit on it for a couple of days to see if a cleaner offer will come in…. Usually the buyer agent will bring you some documentation to show that their house is already listed and is listed at a price that is reasonable for the market….
