I love to read the remarks from ALL the “ unlicenced professionals” out there. None of them bother to disclose what responsibilities and liabilities a licensed agent comes to the dinning room table. Agents are under a microscope from the NAR as well as their state and local governing authority. A complaint about ones possible negligence can result in both financial and professional repercussions. Sure they can seek help from their E&O, but the realtor is usually guilty till proven innocent.
Some day ask a Realtor how the commission is truly distributed. Real Estate is a limited resource (ain't making any mo) By the way, do you bitch about the price of that morning Starbucks? How about that pre owned car you purchased online( that blew a piston after a minimum amount milage)

That is laughable. No, they are not under a microscope. They can lie, cheat, and steal and never lose their license.

Realtors are on a normal curve.
The top 10% are worth every penny they are paid—and do an outstanding job.
The bottom 10% are a menace—and are to be avoided at all costs.
Most are in the middle—ok but can make mistakes or have oversights from time to time.
The trick for the consumer is finding one of the top 10%.
Word of mouth in the local area is probably the best way.
That is tough for out-of-towners who lack local contacts.

We’ve bought homes over in many different price ranges over the years. Would not consider doing it without a realtor.
