The argument that deed and zoning restrictions limit the value of Mar-a-Largo ignore the point that such restrictions can be altered or waived, especially for purchasers new to a property. This is especially so in Florida, which tends to be favorable in law and politics to landowners and developers. The nightmare for Palm Beach would be to deny such changes and then get sued for a vast sum in damages.

You have it exactly wrong. If Trump could remove restrictions he would. He routinely tries to sue the WPB Airport, which is directly West. Take-offs go directly over the property. It’s Don Quixote. Literally. The place has limits. Possibly 300 mill+. Pre-covid 100 mil.
