Tenants six months behind on rent. I lived six states away. They would appear in court, pay $500, cry to the judge, who then let them stay with a payment plan they immediately failed to honor. Every time I had to take them to court it cost me airfare, car rental, hotel, etc.....They knew this.

$3K is a first and last month's rent on a new place that they go to. Since they have trashed your place, they gladly take it to move and become someone else's problem.

If you retain a lawyer to do the job, you'll be spending north of $5K if you live in a cold climate city. Come November 1st, the court won't evict them until April 1st if they have children.

Most of the time they’re vagrants, drug addicts, and various criminals.

Occasionally, they’re honest people who got hoodwinked in rental scams, paying rent and deposits to fake landlords, becoming de facto squatters themselves without realizing it.

That’s going around these days as well.
