It’s actually a very rural, open ranch, sod farm type of place. Neighbors could be miles apart.

NOPE! NOPE! NOPE!
I know a Hispanic family who purchased property there and built a house a few months back. I have been out there three times in the last 60 days. The development is massive. Someone has spent a huge amount of money on infrastructure. Roads, utilities, etc. It is almost 100% Hispanic and as a native Texan I guarantee you the majority are illegals. Even my friends who are not illegal says that and they all joke about “It’s cartel money”.
From a purely business standpoint the whole development makes no sense. My only conclusion is that this is funded by cartel money or someone who has some kind of crazy agenda. There is no zoning at all - one lot has a house, another has a mobile home, the next house is built out of plywood. Large parts of the development is an eyesore. You see Mexicans walking on the streets and dogs roaming around.
There is something very very strange going on.
