Private residence has nothing to do with anything.

In fact, the prevailing ruling on this issue (Bill Clinton) involved a private residence - and the Judge ruled the POTUS has complete authority on classified info - and it’s his sole discretion. The Judge also ruled the POTUS can destroy classified data at will.

She said his authority is so complete, it makes no sense to challenge a former President’s authority if he destroys docs, or deems them private.

It does. But the bigger issue is cooperation. Biden (his team) discovered the files and arranged to turn them over. Trump was compelled and didn’t despite assurances he had.
